Cash to close is not the same as closing costs. On a purchase it includes your down payment less the deposit you already paid; on a refinance it depends on the payoff, the new loan amount, and the costs financed. Cash to close is often confused with closing costs, but it's a different — and larger or smaller — number. This calculator combines the down payment (or refinance payoff), closing costs, and prepaid items, then subtracts deposits and credits already applied, to estimate what you actually need to bring.

Worked example

$400,000 purchase price, $40,000 down payment (10%), $9,000 closing costs, $3,000 prepaid items, $5,000 earnest money already paid, $2,000 seller credit.

  1. Total needed = down payment + closing costs + prepaids = $40,000 + $9,000 + $3,000 = $52,000
  2. Subtract credits already applied = $52,000 − $5,000 (earnest money) − $2,000 (seller credit)

Estimated cash to close ≈ $45,000.
