How does a DSCR loan qualify a rental property?
A DSCR loan measures the property, not the borrower. The lender divides the property's qualifying monthly rent by its monthly housing debt — principal, interest, property taxes, homeowners insurance, and any HOA dues or flood premium. The resulting ratio is the qualification. At 1.00 the rent exactly covers that debt; above 1.00 it more than covers it.
Because no personal income figure is calculated, there is no tax-return analysis and no debt-to-income ratio. DSCR programs are non-agency, so acceptable ratios, down payment, credit expectations, and reserves are set by each investor and lender rather than by a published agency rulebook — and they change with the capital markets behind them.
If the rent alone does not carry the property, the next question is whether your own income can. Business owners whose deposits exceed their taxable income often qualify through a bank statement loan, and investors who already own property frequently fund the down payment from equity in a home they hold.

Non-agency parameters are set by individual lenders and investors and change over time. Nothing here is a statement of eligibility or an offer of credit.
Passing underwriting and making money are two different tests.
A lender's DSCR contains no vacancy allowance, no maintenance reserve, no management fee, and no capital expenditure line. That is not an oversight — the ratio exists to measure whether contract rent services the debt, not whether the investment performs.
Model the operating side yourself. On a property with a 1.15 ratio, a realistic stack of vacancy, maintenance, management, and capex can consume the entire margin and more. The ratio told you the loan would close. It never claimed the property would earn.
The reverse also happens. A property that computes below 1.00 on a conservative market rent opinion may still be a sound acquisition if the rent is genuinely below market, the unit is mid-turn, or the tax assessment will reset after closing. That is an argument to present with documentation, not an argument to assume.
Bring both numbers to the conversation. An investor who can state the underwriting ratio and the projected cash flow separately is underwriting the deal, not hoping for an approval.

What is a DSCR loan?
A DSCR loan is an investment-property mortgage that qualifies on the property's debt service coverage ratio — qualifying monthly rent divided by the property's monthly housing debt — rather than on the borrower's personal income. No tax returns, W-2s, or personal debt-to-income calculation are used to establish qualifying income.
How is DSCR calculated?
Qualifying monthly rent is divided by the monthly housing debt on the subject property: principal and interest, property taxes, homeowners insurance, and any HOA dues or flood premium. A result of 1.00 means rent exactly covers that debt. Lenders differ in what they include in the denominator and how they establish qualifying rent, so the same property can produce slightly different ratios at different lenders.
What DSCR do lenders require?
There is no universal minimum. DSCR programs are non-agency, so each investor and lender sets its own acceptable ratio, and many will consider ratios below 1.00 with compensating factors and different pricing. Treat any single published minimum as one lender's overlay rather than an industry rule.
How is qualifying rent determined?
Commonly from a signed lease, from a market rent opinion prepared with the appraisal, or from the lower of the two. Short-term rental income is handled differently again and is not accepted by every lender. Ask which basis a lender uses before you rely on a projected number.
Can I use a DSCR loan for a primary residence?
No. DSCR loans are business-purpose, investment-property financing. The subject property must be held for rental income, not occupied by the borrower.
Do DSCR loans allow LLC ownership?
Vesting in an entity is commonly permitted and is one reason investors choose these programs, typically with a personal guarantee. Requirements around entity documentation and guarantees vary by lender.
Are DSCR loans more expensive than conventional investment loans?
Generally yes. You are paying for a qualification method that ignores personal income, and that convenience carries a rate and fee premium over an agency investment-property loan. If your tax returns support conventional qualification, that route is usually cheaper.
Can a property pass DSCR and still lose money?
Yes, and it is common. A lender's ratio measures rent against housing debt only. Vacancy, maintenance, management, capital expenditures, and owner-paid utilities are real costs that never appear in the ratio. A property can qualify at 1.15 and still produce negative cash flow once those expenses are included — which is why the tool on this page reports both figures separately.
How many DSCR loans can one investor have?
Because these are non-agency products, they are not bound by the agency financed-property limits that constrain conventional investment lending. Individual lenders still set exposure caps per borrower and per project.
What reserves do DSCR lenders expect?
Reserve expectations are lender-set and typically scale with loan size, ratio, and property count. They are a real underwriting condition, not a formality, and should be planned for alongside the down payment.
